While Mumbai’s skyline continues to rise with ever-taller glass towers, its leafy, sea-facing bungalows remain enduring symbols of old-world luxury. Hidden behind tree-lined avenues in neighbourhoods such as Bandra, Khar, Juhu and Malabar Hill, these homes offer a rare combination of privacy, heritage, sprawling gardens and uninterrupted sea views that even the city’s most luxurious high-rises struggle to match. That enduring appeal has once again come into focus. In the past two weeks alone, two marquee transactions have grabbed headlines: the acquisition of Bollywood actor John Abraham’s bungalow and the ₹135-crore villa deal with the Wilson family, highlighting the renewed appetite for Mumbai’s trophy homes. Long regarded as some of the city’s most coveted residential assets, standalone bungalows rarely come up for sale. Yet the past year has seen a string of high-profile transactions involving celebrities, industrialists and listed real estate developers, signalling an intensifying race for these scarce properties. The renewed interest is being fuelled by one simple factor: scarcity. As developable land within Mumbai becomes increasingly limited and redevelopment opportunities diminish, independent bungalows have evolved from luxury residences into strategic land banks. For developers, acquiring these properties is no longer just about immediate redevelopment but about securing a long-term presence in the city’s most prestigious micro-markets. Industry experts say the investment thesis is straightforward: even if the broader housing market slows because of geopolitical or economic uncertainty, landmark and sea-facing properties are expected to remain resilient. With the stock of standalone bungalows shrinking rapidly, developers are snapping up these rare assets to build a pipeline of future ultra-luxury residential projects. Bungalow deals in MumbaiMumbai’s trophy bungalow market has witnessed a series of marquee transactions over the past year. John Abraham acquired a bungalow on St. Martin Road, Bandra West, for ₹84 crore, after purchasing another bungalow in Khar for ₹70.83 crore in 2023. More recently, Notandas Realty bought the Wilson Pens family’s iconic Villa Wilson in Juhu for ₹135 crore. The sea-facing property, spread across about 2,226 sq m, was registered in July 2025, underscoring the growing appetite for rare standalone bungalows in Mumbai’s prime neighbourhoods.
Earlier this year, a rare sea-facing, heritage 6BHK Art Deco bungalow named Leela in Mumbai’s Juhu, owned by the Nanavati family, was sold to Notandas Realty, an arm of the Mahesh Notandass Jewellers Group, for ₹221 crore, according to property registration documents reviewed by Hindustan Times Real Estate. In February 2025, Mumbai’s iconic Laxmi Nivas bungalow, located on the elite Nepean Sea Road and which served as a secret hideout for freedom fighters during the Quit India Movement in the 1940s, was sold for ₹276 crore, documents accessed by Zapkey showed. In March 2025, Ajaykumar Vaghani, founder chairman of Hamilton Housewares Private Limited (which owns the ‘Milton’ brand and is a leading manufacturer and marketer of houseware products in India), purchased Niladri Bungalow in Nepean Sea Road for ₹203 crore, according to property registration documents accessed by Zapkey. Why are bungalow deals increasing?According to real estate experts, the most recent bungalow transactions have been concentrated in Mumbai’s traditional low-rise neighbourhoods of Bandra, Khar and Juhu. Unlike newer suburbs dominated by high-rise towers, these areas still have a limited stock of independent homes on large land parcels. Many of these bungalows were built in the 1950s, 1960s and 1970s, when land was more readily available and development norms permitted spacious standalone residences. Over the decades, many have either been redeveloped into apartment buildings or passed down through generations, making a fresh supply exceptionally scarce. Developers are increasingly viewing these properties, particularly sea-facing bungalows, not just as redevelopment opportunities but as strategic long-term assets. Real estate consultants say trophy bungalows in prime micro-markets such as Bandra, Khar and Juhu continue to attract interest even during periods of market uncertainty. “The thinking is that even if the residential market slows because of geopolitical or economic uncertainty, landmark and sea-facing properties will continue to find buyers,” an expert told Hindustan Times Real Estate. With the supply of standalone bungalows shrinking rapidly, developers are acquiring these assets to build a pipeline for future premium projects.
Juhu illustrates this trend. Experts say the locality has very few independent bungalows left; many have already been redeveloped, while several others remain tied up in stalled redevelopment projects. As a result, developers are actively acquiring the remaining properties to meet both current and future demand. Industry experts believe this trend will not remain confined to Juhu and Bandra. As Mumbai’s redevelopment gathers pace and more large corporate developers enter the market, an increasing number of independent homes across the city are expected to make way for high-rise residential projects under redevelopment and cluster redevelopment schemes.
